Rent conditions

  • Booking

    The booking acceptance is subordinated to the availibility of the apartment indicated and to the prepayment and is completed with the consequent execution of contract, only at that moment, when we send a written confirmation ( by fax or e-mail ).The contract is considered cancelled in the end of stay-period in the apartment.

  • Payment

    In booking confirmation is required a 30% prepayment of total rent-rate through bank transfer or credit card, the balance will be payed in the same way or with cash on arrival.The rates requested are indicated in Euro.Our rates are inclusive of eletricity, hot and cold water, heating, air-conditioned, gas, weekly house-hold linen and final cleaning.

  • Cancellation from client

    In case of cancellation from client we have a right to request the following charges of total rent-cost:

    • untill 31 days before the arrival date :10%
    • from 30 till 21 days before the arrival date : 25%
    • from 20 till 11 days before the arrival date :50%
    • from 10 days till the arrival date : 75%
    • The refund by overdue of above-named limits or by stay-discontinuance is not provided.

  • Cancellation

    If becomes necessary to propose a different apartment than the selected apartment, or in case need to cancel the previously confirmed booking, we will try immediately to contact you and to find a similar accommodation to the selected apartment.If this will be not possible or you will disagree with the alternative, the contract will become cancelled and the deposit with the total apartment cost will be payed you back.Nothing else can be pretended.If clients should not behave well at the rented flat, we reserve the right to breach the contract in advance, witholding the total payed amount.

  • Caution money

    The caution meney ( € 200,00) is required before the guest entrance – to insure incidental charges. The total caution money will be payed you back at the end of the contract of lease, preceding our control.If the client should depart before the fixed date, we are entitled to withold the caution money till we check that nothig has been demaged. Only than will be the caution money payed you back.In case of vandal acts, demages or loss done from the client, the latter will be responsible regarding the caution money and the payment of loss- amount, decided by us.

  • Arrival and departure times

    The apartment will be given from 10:00 a.m. to 05:00 p.m. on arrival day and must been left within 12:00 a.m. on departure day.

  • Number of people

    The maximum number of people allowed is prescribed at the description of each apartment. The sublease is not allowed.

  • The cleaning

    We give you a clean apartment, furnished with linen and everything you need during your short stay.

  • The rules for clients

    All rules in the block of flats must to be kept. Occupants of the flat can not to make a noise from 1 p.m. till 3 p.m. and from 11 p.m. till 8 a.m. In case the client does not respect the block of flats-order, we reserve the right to send him away without any repayment. Moreover we will require the payment of each caused demage.

    • to place refuses out of the door within 8.30 a.m.
    • do not lay cigarettes on the furniture
    • clients are requested to let the refrigerator cleaned
    • clients are requested to let the flat in order before their departure and to pick up the used linen and kitchen utensils and to put them on the bed-settee and the table.If the client looses a flat key , we reserve the right to charge 50 Euros for a lock substitution.If you forget the key inside the flat and it is necessary our staff assistance to open the door, we reserve the right to charge 40 Euros.In case of a short circuit dued to the error use of any apparatus inside the flat ( f. e. dryer), which you are not in position to resolve, we reserve the right to charge 40 Euros

  • Law and jurisdiction

    Your contract with us is ruled of italian laws and it is submitted only to jurisdiction of the Italian court.

  • Force majeur

    The case of force majeure is determinated to airport strikes, to meteorologic conditions ( f.e. high tide ), fire or any other factor , which is indipendent of our control and which can not be avoided not even we have payed attention.
